Construction Information: Structure
All beams/footings and slabs will have appropriate steel reinforcements.
All concrete will be vibrated and kept damp afterwards to prevent cracking.
All concreted areas will be left for the appropriate time until correctly cured
and strong enough for us to remove props and build off.
Insulation
All external walls are double wall with a 5cm cavity, helping the house to
remain cool and dry.
Certain selected internal walls will be constructed using a 7.5cm Q-Con
insulation block.
The underside of the Neustile tile roof will be fully insulated with high quality
heat reducing foil. The very best form of roof insulation.
All plasterboard will have foil backing.
Developer's policy is to build properties that have the very latest and very
best forms of insulation. This not only dramatically reduces electrical costs
for air conditioning but keeps the house as dry and cool as possible.
Security
The development is enclosed by an attractive 2 meter high wall.
There will be a lockable side door entrance into the project.
The main drive, wall and tree feature lights of the development will be on an
automatic relay timer system. They are activated after dark when the remote
gate/control is opened or operated. Lights will turn off after time set. You
can override this system from the main switch if required.
The development has one main electronic gate. This is remote controlled
and can be operated from each of the houses, via a visual monitor and
intercom connection to the main gate.
Each house has an electronic, remote control alarm system.
Internal infra red motion detectors.
The remote control alarm system once set off is connected to all the
exterior lighting which is triggered, as is the alarm, if any of the connections
are broken.
Smoke/Heat alarms will also be installed in all homes.
All houses will have a Safe built into the wall and set in concrete.
Services
The electrical installation conform to Western standards.
All properties electrical supply and points are correctly earthed.
Full hot water to all houses.
There will be a city water supply as well as a back up water supply.
Materials, Fittings Finishing
All doors and windows will be made from sak wood. The wood is pressure
treated to stop termite infestation and rot.
All the houses, main external doors will have a Multi-Lock Master Key
system.
All tiles will be Neustile.
All walls will be primed with TOA anti-fungicidal primer and painted with TOA
Super shield paint. Codes will be supplied.
All timber will be stained and varnished with Cuprinol, Berger or equivalent.

There will be a city water supply as well as a back up water supply.
All bathroom and kitchen taps, fittings manufactured by Grohe.
Kitchen units supplied and fitted to Western standards. All
homes
come
supplied with quality cooker, hob, dishwasher and fridge.
Garden/Exterior
House 1 has 8m by 5m pool. Houses 2/3 each a have 9m by 5m pool.
The garden will be an exotic treat stocked with tropical trees, plants and
shrubs, all planted by a qualified landscape gardener.
A suitable grass will be laid as lawn chosen for its durability, as well as its
appearance.
Each house has an electronic timer controlled sprinkler/irrigation system.
The 2 meter high surrounding/boundary wall will have 30cm footings to
assist in the keeping out any unwanted pests.

Easy Payment Plan
If you would like to reserve one of the plots, we are happy to provide you
with our standard booking contract. Once you have signed this, a 2% booking
deposit is paid. This reserves the plot for 30 days and we provide you with a
Purchase Contract for review. You have 30 days to sign the contract. Once
signed and the first payment is made, we begin construction on your luxury
villa. The total price of the house is paid over the course of construction.
This not only gives flexibility for you to make decisions on choice of finish,
but also allows you to pay over a period of time. Construction time is
approximately 8-10 months depending on your choices, options and extras.
